Is Your Zillow Estimate Lying to You?

 

I'll admit something: I check my own Zestimate more often than I'd like to admit. It's oddly addictive, like a bathroom scale for your house. And just like a bathroom scale, it doesn't always tell you the truth.

If you've ever pulled up your home's estimated value online and felt either thrilled or a little insulted, you're not alone. It's one of the questions I get asked constantly: "Kim, is this number even real?"

So let's talk about where that number actually comes from and why it's not the whole story.

Where the Number Comes From

Online estimates are built from public records and recent sales in your area, run through an algorithm. That algorithm has never once set foot inside your home.

 

It doesn't know you gutted the kitchen in 2019. It doesn't know the "comparable" sale down the street included a finished basement yours doesn't have. It doesn't know your street backs up to the elementary school — something some buyers love and others avoid entirely.

Where It Gets It Wrong

I've seen these estimates land within a few thousand dollars of a home's true value. I've also seen them miss by six figures in both directions.

           The number isn't useless. It's just a guess dressed up to look like a fact.

One of my clients nearly priced their house too low because they trusted the number on their phone rather than trusting my local knowledge. Another almost walked away from a great opportunity because an algorithm told them their home was worth less than it actually was. Luckily, they both ended up listening, and they went well over what they thought we ever would be. 

 

The real answer comes from someone who has walked through your home, knows your street, and has watched what buyers are actually paying for houses like yours this month, not last year's sales data run through a formula.

That means:

• Recent, true comparable sales (not just similar square footage)
• Condition and updates the algorithm can't see
• What's actually happening with buyer demand right now, not six months ago

The Bottom Line

So the next time that little number pops up on your screen, take it with a grain of salt. It's a starting point for curiosity, not a number to make decisions around.
